The Morrow companies is looking for a FULL-TIME Site manger / HUD Manager for the Northport/ Tuscaloosa Al Area.
The general duties of the Site Manager are outlined as follows: 1.
The Site Manager shall apply all principles and procedures contained in the "Site Manager’s Manual" in the management of the property to which she/he is assigned, including the regulations and instructions of the appropriate governmental agency which may have jurisdiction over the property.
The Site Manager shall also comply with and implement any future policies and procedures established by the Employer.
2.
The Site Manager shall be responsible for physical maintenance of the apartment units and grounds by giving work assignments to maintenance personnel, monitoring the job performance, and inspecting the completed work.
3.
The Site Manager shall provide and/or coordinate individual and group programs and services, both on-site and elsewhere, to meet the needs of and promote the well-being of the tenants.
4.
The Site Manager shall be responsible, under the supervision of the Employer, for all phases of the operation of the property, including, but not limited to the general administration and maintenance of the property, and to direct and control all personnel and resources so that the property is maintained at all times in good physical condition with a stabilized fiscal operation.
5.
The Site Manager will observe all "Rules and Regulations for Employees" of Morrow Realty Company.

The Site Manager shall recognize the multiple legal considerations involved in discrimination in its many forms and shall perform all job functions so as to be in compliance with the Civil Rights Act of 1964 and the Federal Fair Housing Act of 1968, and shall acknowledge by signature this policy of Employer on Exhibit B of this job description.

Specific Duties and Responsibilities of Site Manager 1.
Responsible for work performed by all staff members under his/her direction.
2.
Adhere to all Company personnel directives as per the manual of operations and procedures.
3.
Show apartments and take applications.
4.
Explain policies and procedures to prospective tenants.
5.
Screen and approve tenants.
6.
Market apartments, keeping Property Manager informed of marketing efforts monthly, or in the event of occupancy of less than 95%, on a weekly basis, as traffic and occupancy dictate, and as requested by Property Manager.
7.
Prepare, process, and sign all leases and related forms.
8.
Collect rents and handle delinquent accounts.
9.
Maintain necessary records of all financial transactions of the property.
10.
Adhere to Company money handling policies and procedures and all appropriate Company accounting directives, including, but not limited to: a.
Bank deposits b.
Receipting procedures c.
Accounts payable system d.
The rent roll and recap e.
Other monthly reports f.
Special accounting items g.
Make bank deposits daily h.

Purchase necessary office supplies in accordance with Company policy.
12.
Supervise outside contractors working on the property.
The use of outside contractors and/or labor is to be held to an absolute minimum and the Site Manager shall consult with the Property Manager or Maintenance Coordinator before contracting maintenance work.
13.
Handle all details of move-ins and move-outs, giving special attention to apartment inspection check-ins and check-outs.
14.
Ensure the residents are provided with a clean, safe, well-maintained community.
15.
Work within the established budget, notify the Property Manager of any possible variations, and review monthly Operating Statements for understanding of income and expenses for the property, requesting clarification of areas that may not be understood by Site Manager.
16.
Work with residents and resident organizations.
17.
Report accidents and emergency situations to the Home Office immediately and prepare the proper reports.
18.
Ensure that all maintenance requests are handled on an immediate one-call basis, if possible, and that residents are notified if parts must be ordered, causing a delay.
19.
Continually inspect property and improvements, recording deficiencies and taking necessary action in accordance with established procedure.
20.
Establish schedules and assign personnel for routine maintenance and emergency coverage.
21.
Directly Supervise maintenance staff, including full-time maintenance personnel.
22.
Adhere to all maintenance and purchasing directives as per the manual of operations and procedures, including, but not limited to: a.
Property inspections, including at least two (2) management inspections annually of each apartment unit with record kept of each.
b.
Maintenance Work Orders.
c.
Landscaping and grounds, including walking all grounds each workday, weather permitting.
In the event of inclement weather, the Site Manager shall drive through the property.
A "Grounds" notebook shall be maintained by the Site Manager for maintaining a record of daily grounds inspections, necessary work to be done, and follow up.
d.
Special maintenance items.

Purchase order procedure.
C.
The duties of the Site Manager with respect to prospective and existing tenants shall be: 1.
To escort any and all potential renters through the above-mentioned property.
2.
To assist all potential renters in filling out a rental application.
3.
To verify the rental application responses, including but not limited to: a.
Place of employment and current salary b.
Past references, both personal and place of residence c.
Give general analysis of resident desirability, including desire to accept the Managing Agent's rules and regulations (without discrimination as to race, age, creed, color, sex, or nation origin) d.
Shall observe and comply with all Farmers Home Administration (RD) or US Department of Housing and Urban Development (HUD) regulations, as appropriate, in accepting applications, processing same, and leasing to tenants.
e.
Maintain Tenant Files.
4.
To process the renting of units to accepted residents.
5.
To maintain and update the inventory list of all items of personal property relating to the property.
6.
To process the annual verification of resident's income for rent rectification.
7.
To maintain a current display of any required posters and procedures in the property rental office, and to make such material available to prospective applicants and residents at all times.
Example: Equal Housing Opportunity poster and "Tenant Grievance and Appeals Procedure".
8.
To provide written notification of the Grievance and Appeals procedure to rejected applicants.
9.
To maintain a property rental waiting list for eligible applicants in order of date of application, without regard to age, creed, color or sex, and to select residents from the list for vacancies as they occur, giving priority to the applicant as required by RD or HUD regulations, as appropriate.
