Hello- I am new to living in this area and am interested in doing a temporary rental of my spare bedroom in a wing to itself with a spare bathroom and small kitchenette.
I have been investigating the process of making it an AirBnB attached partial, because it is a portion of my house but is separated by a privacy door to it's own wing, and that is currently the plan but will take a few more months to be ready, certified and then open.
The main spare room is furnished with comfortable Queen bed, arm chair, nightstands, bookshelves, enclosed closet, and I have reliable Wi-Fi.
More options can be available for an additional monthly rent (i.

use of new Smart TV, washer/dryer.

) In the hallway of the 2 spare bedrooms is a 5' fridge w/freezer box and a microwave already set up in the hallway for use, along with a small, patio-style wicker dinette.
No stove/oven in that wing, but optional.
I have also installed a keyless door lock on the front entrance, and although I do use the front doorway on occasion to exit/enter when taking my dog (Australian Shepherd) on walks, I can modify my routine somewhat via the garage.
Any of my guests, however, would still arrive through my front door, etc.
, so it isn't a fully private entrance solely for the renter.
Same with spare bathroom.

I am still in the discovery phase of when to fully switch the wing over to BnB, the licensing and taxes,
etc are proving very complicated.
So for now, this temporary leasing of the space for 2-4 months.
Maybe longer, if the arrangement works well for us.

The large guest bedroom with bath and kitchenette rental will be $650 per month *plus 1/3 cost of utilities* (electric/water/sewer & garbage).
Wi-fi and off-street parking included in rent.
All large furniture must remain in room.

Minimum 2 months (1st/last) rental prepaid, with $300 refundable damage / final expenses on deposit.
Additional use of 43" TCL/Roku smart TV, washer/dryer, full interior kitchen with range and appliances, and use of fenced back yard also possible and utilities.
